Superintendent

Our Working Superintendents are talented, experienced, focused, and goal-oriented. Each have the right attitude, work ethic, communication, and leadership skills. These on-site leaders are able to support and follow directions from the Project Managers, Senior Superintendents, and Ownership on all facets of our projects. MUST BE BASED IN AND AROUND GREATER PHOENIX, ARIZONA AREA TO BE CONSIDERED FOR THIS JOB

Compensation:  $70,000 - $90,000 Exempt Salary

Travel: TRAVEL FOR THIS POSITION IS REQUIRED. Must be willing to travel the majority of the time – we are a traveling company with licenses in Arizona, Nevada, California, Utah, New Mexico, Montana, Colorado, and Idaho

Direct Reports: Project Coordinator, Superintendents/Asst. Superintendents on job sites

Additional Allowance/Benefits:

  • Truck allowance reimbursement - $300 per month

  • Travel per diem reimbursement - $50 per scheduled workday out of town

  • Night differential reimbursement – 10% salary increase on nights worked 4 hours past mid-night

Experience/Education Requirements:

  • Experience in the field of construction with the ability to manage multiple vendors and subs. Coordination, control, and the ability to meet deadlines are key. Must possess excellent follow-through skills and strong organizational ability throughout all aspects of the job.

  • Ability to work off hours (must be available any hours required by schedule)

  • Ability to read Commercial blueprints and job specs thoroughly and completely.

  • Able to effectively communicate with management, customers, vendors, and sub-contractors using all means necessary, including email, phone, and daily logs. (Outlook, Word, Excel, etc.) Use of a computer, cameras, printers, and cellphones are a must on a daily basis at job sites.

  • Understanding of job sites and ability to forecast and communicate expectations in advance, manage tasks, and sub-contractors effectively and efficiently.

  • Must currently have a Clean/Insurable Driving Record and a reliable work vehicle that will be used on the job.

  • Leadership and management skills are 80% of this job function.

    This is a Skilled Labor and Management position within the company. Superintendent may be asked to self-perform small aspects of projects with Company Skilled Technicians. Ability to perform construction tasks as necessary, including: mill-work, carpentry, framing, light plumbing, light electrical, drywall, and other trades as needed.


Superintendent Duties:

  • Follow the Core Values of Septon Development Group at all times.

  • Follow the Direction of the Project Manager on assigned project

  • Maintain the Company Vehicle (If one is assigned to you)

  • Turn in All receipts within 24hrs of using company credit card.

  • Enter accurate manpower, timecard, notes, and photo logs into Procore system daily, prior to leaving site. Ensure all team members assigned on-site have completed logs daily.

  • Company Cell phone must be charged and be available to communicate with the office, Project manager, temp agencies, trucking agencies, etc. for the entire duration of your assigned job

  • Coordinate & Direct Assistant Superintendent (If one is assigned) and sub-contractors /vendors/temp labor

  • Understand the complete scope of the project and schedule. o Voice concerns (Checks and Balance) Participate in Solutions

  • Have Laptop or Tablet on jobsite open and working for documentation and communication

  • Inspections – Responsible for all inspections on the project assigned. If unfamiliar with that municipality it is the Superintendents responsibility to become familiarized with the requirements and successfully complete all inspections prior to the end of the project.

  • Be ready to start work at the scheduled time

  • Confirm Travel is Set for the entire project assigned to (If needed)

  • Materials – Ensure all materials are ordered, with sufficient quantities, in the first week of the project. Responsible for following up on deliveries, approving an inventory on the day it arrives, and making a log of the delivery along with any damages in Procore.

  • RFIs- If there is any discrepancy between the working construction documents and current field conditions, codes, or blueprints; must initiate a RFI to Project Manager prior to doing or approving any work that is contradictory the working document.

  • Quality Control- Performance and Quality is an important role of the Superintendent. This included sub-contractor work-self-perform work, vendors, materials and job performance.

  • Plan Review/Redlines – Ensuring that the job is built per the working building document. IF there are any changes a redline copy must be turned into the office upon completion of the project.

  • Current Codes – Understanding and knowledge of current codes. Keep up with your trade.

  • Change Orders –Initiated by Superintendent or the subcontractor and approved by the PM prior to work being done. Events should be documented in Procore as an RFI or Change Event.

  • Schedules – Projects cannot and will not be delivered late. Meet milestones and communicate to all trades with changes daily. Schedules changes need to be coordinated and worked through with PM.

  • Safety – Responsible for all safety on site; make sure proper PP&E is worn and that safety is not compromised for any reason. Septon will never ask anyone or allow safety to be compromised to perform a project or task. Must follow OSHA guidelines.

  • Client Communications – The communication with clients should be professional and consistent to work related items only.

  • Walkthroughs – Attended by Superintendent, secondary to the PM. Superintendent is there for support or able to answer any questions as needed. Superintendent is required to be present for Pre-Con, Punch-walk, and/or completion walks

  • Punchlist – Responsible for completion of both internal and client punch lists. The Superintendent owns the punch walk and the plan to complete the Punchlist. Responsible for contacting subs to review their open punch items. The Superintendent is responsible for returning as necessary to cover punch or warranty items on site.

  • ADA Photos and Completion Photos – Superintendent is responsible for properly taking all necessary Weekly Completion and Project Completion photos for client submittals as necessary for the project. Taking and submitting complete, accurate and fully documented ADA Photos for ADA reviewer are the Superintendents responsibility. The Superintendent is responsible for returning to correct issues, incompleteness, or corrections.
