Project Manager

Our Project Managers (PMs) lead with integrity, follow-through, and with years of commercial construction knowledge. These individuals are subject matter experts in planning, scheduling, quality control, safety, codes, material needs, and the manpower necessary to consistently meet client and SDG expectations. These project leaders are mentors to the entire Project Management team. These individuals are professional communicators with clients and positive long-term relationship builders.

Compensation:  Exempt Salary - Dependent on Experience/Education/Aptitude for the role

Travel: (estimate) 85% office / 15% travel

Direct Reports: Project Coordinator, Superintendents/Asst. Superintendents on job sites

Additional Allowance/Benefits:

Experience/Education Requirements:

  • Budgeting – Must have at least 5yrs. in construction project budgeting.  This includes but is not limited to future project budget forecasting, change order and manpower adjustments, and supply ordering/inventory according to approved budget for project;

  • Quality Control – Must have at least 5yrs of direct experience assessing, regulating, and coaching so team member quality of work is at the highest standards set by SDG;

  • Scheduling – Must have enough scheduling experience to anticipate potential obstacles, manage purchase order processes, and avoid use of emergency resources; 

  • Codes: Must have a clear understanding of appropriate codes and ensure compliance with each;

  • Permits/Planning - Has demonstrated competence collecting information, design and forms requirements, and the application process needed for obtaining permits in an efficient manner;

  • Communication – Must have a positive, clear, and accurate communication style with all internal and external stakeholders

  • Education / Certificates - PMP preferred. 4 yr degree program certification. Must have OSHA-30 or agree to obtain certification within first 60 days in the PM role;

  • Experience – Has appropriate experience and ability to execute all PM duties;

  • Other required experience - Carpentry blueprint/plan reading, direct report management experience, success at productive business travel


Project Manager Duties:

  • Client Expectations – Understands and adjusts to each individual client (client PMs, space management, store setup, construction directors, store managers, department, managers, architects, engineers, etc.)  Understands needs and reason for project.  Understands current operations or environment (open facilities, open pharmacy’s, open checkouts, etc.)   Understand programs, client processes, and dates;

  • Travel – Arranges travel, accommodations, and vehicle rentals for self and team members as needed per project and within budget;    

  • Job Site/Progress/Scheduling – Ensures projects meet all scheduling milestones set by clients, Septon sales, and by the Septon executive team. Creates initial schedules, plans tool requirements, schedule monitoring, initiates manpower/materials adjustments, and offers consistent, positive communication with all project stakeholders regarding schedule changes and site updates;

  • Safety – Ensures safety compliance as acting Safety Compliance Officer, maintains and monitors OSHA logs, and incorporates safety knowledge into all planning and management activities;

  • Contracts/Purchase Orders – Obtains the best possible process from material suppliers and subcontractors and negotiates pricing and scope to ensure coverage. Resolves discrepancies and communicates with executive team to obtain approvals to change proposals. Ensures any tool purchases needed for job completion are documented and reported to Finance for inventory control.

  • Change Orders/CO Approvals – Manages receipt of proposal requests from project coordinators and superintendents and obtains required approvals. Makes determination if proposals are within scope of Septon coverage. Communicates non-billable vs. billable coverage to appropriate stakeholders. Communicates approval/decline requests to sub-contractors and other stakeholders as appropriate;

  • Reporting – Is responsible for scheduled internal project status updates and daily/weekly status reports to clients and appropriate stakeholders;

  • Inspections – Understands and anticipates obstacles; fills in a necessary, and ensures all inspections are completed according to milestones and project completion dates;

  • RFI Creation/Review – Shares the responsibility of gathering information from superintendents, project coordinators, architects, engineers, clients, etc. Ensures RFI’s are answered completely; noted by superintendent on REDLINE plan set, documented as part of the project;

  • Punch & Client Walks – Ensures project coordinators follow-through with schedule and attendance of internal and client punch walks. Ensures project coordinator facilitates completion of all punch list items with Septon team members and sub-contractors prior to final client walk and sign of, conducted by PM. PM is responsible for all document changes, issues, modifications, agreements, and minutes;

  • Training/Mentoring/Managing – Ensures daily logs are completed by project coordinator and field team members. Facilitate training on ADA (photos, compliance, approvals, corrections, and final submission photos) to superintendents, assistant superintendents, and project coordinators. Coach, mentor, and motivate project coordinators, superintendents, and assistant superintendents to meet goals and exceed organization expectations. Initiate sub-contractor terminations, performance improvement plans, write-ups, and team member terminations after appropriate communication and guidance from Septon executive team;

  • Other duties as determined and needed; contributing to a motivated, goal-oriented, and collaborative team environment.
